The Vandenberg basement

Hawthorne Village · Finished March 2026

A 2011 Mattamy build with a 7'-2" ceiling, a cold room nobody used, and the furnace parked awkwardly in the middle of the floor plate. The family wanted a rec room their teenagers would actually sit in, a proper bathroom so guests stopped using the ensuite, and a bar that didn't look like a basement bar.

We boxed the furnace into a service wall rather than moving it, a $6,800 saving that cost them nothing but eleven inches. Egress window cut into the north wall for code. Engineered oak throughout, because carpet in a Milton basement is a five-year decision.

What went wrong

Week three, the egress cut exposed a section of weeping tile sitting higher than the drawings showed. That stopped the job for nine days and added $4,100 for a re-route. We ate the schedule; the Vandenbergs paid the material cost, and we showed them the invoice.

Permit & build

We pull the Halton permit. One crew, on site daily, same faces. You get a photo update every Friday whether anything interesting happened or not.

Walkthrough & warranty

We walk it with you and write the deficiency list ourselves. Final payment is due after that list is closed, not before.
