A second storey on a house that couldn't take one

The Ashworths wanted two bedrooms and a bathroom above their garage. Straightforward, on paper. The 1988 garage foundation turned out to be a 200mm slab with no proper footing at the north-east corner, adequate for a garage roof, nowhere near adequate for a storey of house.
We stopped at survey stage, before contract, and told them the honest version: underpin that corner and the project works, or don't and we walk away. Underpinning added $38,000 and six weeks to a job we hadn't yet been paid for. They took a fortnight to decide, got a second opinion, and came back.
The finished storey is 62m², two bedrooms, a four-piece bath, and a landing wide enough to be useful. The exterior was re-clad across the whole front so the addition doesn't announce itself, which is the part nobody notices and the part that took longest to get right.
The honest bit
We were nine days late and $6,200 over. The overage was cedar cladding that went up 14% between quote and order; we absorbed half. The nine days were ours, we under-planned the re-clad and said so at handover.
