EnquireA 1974 side-split in Old Milton with a kitchen that had been "temporarily" renovated in 1998.
The Hallorans came to us wanting a refit, same footprint, better everything. We drew it that way twice. Both times the room stayed dark, because the original kitchen was a galley with a load-bearing wall between it and the dining room, and no amount of cabinetry fixes a room with one window.
So we costed the wall. An LVL beam, a temporary post, an engineer's stamp and a Halton permit came to $11,200, about twelve percent on top of the refit. We showed them both drawings side by side and told them plainly that the refit was the worse project.

The finished room is one space: white oak on the perimeter, a painted island in a green dark enough to read as black at night, unlacquered brass that will patina and is supposed to. Quartz rather than marble, because two teenagers.
We went $2,400 over the quote, a subfloor levelling nobody could have seen until the old vinyl came up. It appeared on the invoice with the levelling compound receipt stapled to it.
Named, so you can price them yourself. We have no exclusive supplier deals and no markup on materials, you see the invoices.
For door fronts and open shelving. Rift cut costs about 20% more than plain and stays flat in a Milton winter, which plain-sawn does not.
Counters and splashes. We steer people away from marble in working kitchens, it etches from a lemon, and nobody warns you until it's cut.
Taps and hardware. It darkens and marks with use. If that idea bothers you, we'll specify satin nickel instead and you'll be happier in year three.
Never particleboard, in any package including the cheapest. A dishwasher leak ends a particleboard kitchen and merely annoys a plywood one.
Deposits are staged against work completed. We never hold more than one stage ahead.
